The site is situated in a hilltop position with fine views across the Stour Valley with an area of woodland to the south and east immediately adjacent to the site with open fields to the north and west.
The total site extends to c.35.68 acres (c.14.44 hectares) in size, with the majority of the site undeveloped pasture/farm land providing a long road frontage along Cockering Rd. An elevated parcel of the site extending to c. 6.79 acres (c.2.75 hectare) benefits from a planning permission to build 10 executive homes with attractive, far-reaching views over the surrounding countryside.

Formerly a farmyard, the buildings have been demolished, the land restored and the spoil removed to leave a large expanse of chalk hardstanding. The site has a Certificate of Lawful Development for commencement of works in respect of CA/16/01277/VAR for the restoration of agricultural land across two adjoining sites, the processing of on-site material and associated landscaping, 10 no. residential units with integral access following demolition of 5 no. barns. Approval was subsequently varied under planning reference 18/01477, which varied the access arrangements and the house type layouts.
The proposed layout shows 10 no. substantial detached 5 & 6 bedroom houses each with a double garage. Each unit is situated on a generous plot with ample parking and a good sized private garden. The layout is informally arranged around a new Central Green with a landscape buffer to the woodland. The are 5 no. house types with 2 no. examples of each type.
